Two OC Projects’ Plans Approved

OCEAN CITY – Two new residential redevelopment projects proposed for Ocean City are moving forward after securing support from the Planning and Zoning Commission.
Last week’s Planning and Zoning Commission meeting resulted in the site plan approval of two downtown residential redevelopment projects — Island View Townhomes and Island View Condominiums. The applicant for both projects is Fisher Architecture.
Island View Townhomes’ site plan is a proposed six-unit residential townhouse building with three bedrooms per unit to be constructed on the southeast corner of Edgewater Ave. and 5th Street, locally known as 307 5th Street. The property is currently vacant.
The Ocean City Development Corporation’s (OCDC) Downtown Design Committee has reviewed the proposed site plan at 307 5th Street and believes the proposed plan adheres to the Downtown Design Standards and will be a nice addition to the downtown area.
The OCDC has requested that a sample of the coastal green siding color and tan shutters as indicated on plans be provided. Also a reference to the roof color and color of parged wall should be provided. All is to be trimmed in white.
Next the commission reviewed Island View Condominiums site plan of a proposed three-unit multi-family residential dwelling with three bedrooms per unit to be constructed on the east side of St. Louis Ave., mid-block between 5th and 6th streets, locally known as 504 St. Louis Ave. This property is also vacant.
The OCDC’s Downtown Design Committee has reviewed the proposed site plan at 504 St. Louis Ave. and believes the proposed plan adheres to the Downtown Design Standards.
The OCDC also requested that a sample be provided of the colors of the vinyl siding, shutters, standing seam metal roof and architectural asphalt roof shingles. All is to be trimmed in white.
The commission voted unanimously to approve both site plans based on staff recommendations and OCDC’s requests.
